Our Timeline: From Listing to ClosingSelling your home is one of the most important financial decisions you'll make, and my goal is to ensure you get the maximum equity from your property. Here’s the step-by-step process we will follow, with key dates and milestones to keep everything on track:

1. Initial Conversation and Scheduling a Meeting

Key Date: The first call.
I will start by giving you a call to schedule a convenient date and time for us to meet. During this call, I’ll also ask you several important questions about your home. These questions will help me gather the necessary details to create a customized market analysis tailored to your property.

2. Sending a Housing Questionnaire

Key Date: After our initial call.
To ensure we capture all of your home’s unique qualities, I will send you a housing questionnaire after our call. This timing allows you to think about additional details you might have overlooked during our phone conversation. The questionnaire will help me gather further insight into your property, its history, and any updates or upgrades you may have made.

3. Research and Market Analysis

Key Date: A few days before our meeting.
Using the information you provide, I will conduct in-depth research into your local market. This includes analyzing homes similar to yours in terms of location, size, type, number of bedrooms, and bathrooms. Once my research is complete, I will compile a detailed market analysis. This package will include:
  • Comprehensive information about myself and my company.
  • My proven listing plan of action to effectively market your property.
  • The market analysis, showing where your property is positioned in the current market.
  • A seller net sheet, which provides a clear breakdown of your expected profits after all expenses are paid.
    This analysis will help you make confident, informed decisions about pricing and marketing your home.

4. Sending the Pre-Listing Presentation

Prior to our meeting, I’ll send you a pre-listing presentation via email. This gives you a chance to review everything in advance, including the market analysis, my marketing strategy, and any other key information. By the time we meet, you’ll be fully prepared to ask any questions or address any concerns you may have.

5. The Home Visit and Walk-Through

When I come to your home, I will take copious notes and pictures. These pictures will allow me to go back and make any necessary tweaks to the initial package sent to you. They will also help us identify and address specific areas or items of concern that could impact the sale and how much money your home sells for.
During the home visit, we will also discuss the commission structure for RE/MAX and buyer agent compensation. This is not set in stone, and you are in control over what you offer, if anything, to the buyer's agent. We will discuss the pros and the obvious cons of various approaches to ensure it aligns with your goals.
We will then tentatively schedule a time for your home to go on the market as a coming soon and an active listing. I am a strong proponent of the coming soon strategy, as it allows your home to be marketed to all potential buyers without accumulating days on the market in the MLS. This method builds curiosity and excitement among potential buyers.
Additionally, we will coordinate a date and time for professional photography, videography, interactive 3D tours, aerial videos, and detailed floor plans. My team will use this time to craft a lifetime story about your property, which we will share across all social media platforms. This strategy amplifies exposure and builds anticipation among prospective buyers.
After our meeting, my office manager, Wendy, will reach out to you the following workday to introduce herself, provide her contact information, and share her hours of availability. We’ll also send you a detailed guide on how to prepare your home for the marketing shoot, ensuring everything is ready for top-notch visuals.

6. Listing Your Home and Preparing for Showings

Now that your home is officially on the market, the next stage involves allowing buyer agents to schedule showings for potential buyers. This step is crucial, and its success relies on teamwork and preparation. Here's how we can work together to make your home stand out:
  • Be Flexible and Accommodating: Flexibility with showings is vital. The easier it is for buyer agents to access your home, the more opportunities we'll create to attract serious buyers. While it’s not always convenient, being accommodating to requests—whether last minute or during evenings—can make all the difference.
  • Your Role in Keeping the Home Show-Ready: Keep all areas clean and presentable. Turn on all lights to brighten the space, open shades or blinds to maximize natural light, make all the beds, and be sure no clothing or clutter is left on the floors. Use fans if you’ve recently cooked, empty the trash to avoid odors, and keep a fresh set of towels for quick bathroom touch-ups. Don’t forget that buyers may open closets, so ensure they are tidy and organized.
  • Maintain Your Home’s Curb Appeal: Mow the lawn regularly, trim bushes, and make sure outdoor spaces are neat and inviting.
Managing Showings with the ShowingTime App To make managing showings easier, we’ll provide access to the ShowingTime app. This convenient tool helps you stay in control of the showing process from your smartphone. With the app, you can:
  • Receive notifications about all showing requests.
  • Approve, deny, or reschedule showings.
  • Block times when the home is unavailable.
  • View feedback from agents and their buyers after each showing.

Our Process for Gathering Feedback:
After each showing, the buyer’s agent receives a detailed email from our team requesting feedback based on five key metrics. Most agents will provide feedback this way, allowing us to gauge their impressions of your home. If we don’t receive a response the following day, our team sends a follow-up email and makes a phone call. This process continues for up to 5 days after the showing to ensure we collect as much useful information as possible.
The feedback we gather will provide valuable insights into how buyers perceive your property. It can highlight strengths and any potential areas for improvement. Please take the time to review this feedback carefully, as it paints a clear picture of what the market is saying about your home. If a buyer loves your home, they will submit an offer, and we’ll discuss this process in detail shortly.

7. Weekly Review Notes and Bullseye Marketing

Key Date: Every Friday during the active listing period.
Each Friday, you will receive a comprehensive set of notes summarizing what has happened with your property for the week. This includes key metrics, such as how many people viewed your home on various platforms, including the MLS. These insights are critical for understanding the level of demand and interest in your property.
Additionally, we will leverage a powerful strategy known as “reverse prospecting.” Each week, we will analyze the MLS to identify agents who have sent your home listing to their clients. This is what we call bullseye marketing—targeted and highly effective. We’ll then send a customized email directly to these agents. These emails include a special code that converts into the buyers’ names when the agents open the email.
This is incredibly powerful because the emails will feature non-branded content, such as your 3D tour, video, and other key property details. By making this information easily shareable, agents can quickly copy and send it to their clients, simplifying their communication and boosting interest.

8. The Seller's Closing Preparation

A key step in the selling process is signing the necessary closing documents at the attorney’s office. This typically takes place about a week before the scheduled closing. The attorney will contact you directly to schedule an appointment and will also discuss how you prefer to receive your proceeds.
It’s essential that all parties involved in the sale are available to sign the paperwork. If one party cannot attend, a limited Power of Attorney (POA) may be necessary to authorize someone else to sign on their behalf. Unique situations such as divorce, military service, or spouses working in different states will be handled on a case-by-case basis to ensure a smooth transition.
Our ultimate goal during this stage is to provide you with efficient, organized service and clear communication. The proactive approach we take ensures your closing process is as seamless as possible.
9. The Buyer's Final Walkthrough and Closing The final step in the home-selling process marks the transition from seller to buyer, culminating in the buyer’s final walkthrough, closing, and the official recording of the sale. This process is vital to ensuring all parties are satisfied and the transaction is completed without issues.

This walkthrough typically happens the night before or a few hours before the closing appointment. The buyer and their agent will visit the property one last time to confirm that the condition of the home matches what was agreed upon in the contract.
They will verify a few key things, including:
  • The home is in the same general condition as when they last saw it.
  • Any agreed-upon repairs from the home inspection are completed.
Occasionally, if repair items are more complex, the buyer might bring their inspector along for the walkthrough. This ensures repaired items meet the agreed standards but does not constitute a second home inspection.
Once the walkthrough is complete and approved, the buyer will proceed to the closing appointment to sign the documents transferring ownership.

10. Closing and Proceeds Distribution

After closing, the title company or attorney will record the transaction with the city or county offices, either electronically or in person. This step finalizes the legal transfer of your property.
After recording, your proceeds will be disbursed within 48 hours, though delays are rare and typically only occur with Friday afternoon closings.
